The sale of your home is a complex process. It involves multiple steps such as staging and preparing your home before listing, setting a price, marketing the property, and closing the sale. 

The right price 

The most crucial part of this process is setting a reasonable asking price based on the conditions of the local marketplace and of competing properties. Your real estate agent will provide all of this information and make recommendations about repairs and cosmetic work that can significantly impact the property’s marketability.

Marketing Plan

An agent will know when, where and how to advertise your listing and which medium, format and frequency will work best for your home and your market. But marketing is not just about advertising, as studies by the National Association of Realtors show that 82 percent of real estate sales are the result of agent contacts from previous clients, referrals, friends, family and personal contacts

Some of the marketing services that an agent will provide are:

  • Taking good, professional photos of the property and writing effective sales descriptions.
  • Buying and installing a “for sale” yard sign with promotional flyers that include contact information.
  • Listing the property on several classified advertising and real estate websites.
  • Place property in the Multiple Listing Service, or MLS (a real estate brokers’ database of properties for sale)

Once buyers start looking…

Your agent will prescreen buyers and help you consider each offer and its terms, so that your escrow process can run smoothly. Once escrow is opened, your agent is there to help with the required paperwork, which can be overwhelming. Your Realtor will also keep up with inspections, appraisal and other deadlines so that the transaction can close timely. 

Finally, consider the scale of your transaction. Selling your home is one of the biggest financial decisions you'll make. Transactions today usually exceed $100,000. If you had a $100,000 income tax problem, would you attempt to solve it without the help of a CPA? If you had a $100,000 legal question, would you deal with it without the help of an attorney? Considering the relatively small cost of hiring a Realtor and the large potential risk of not hiring one, it's smart to find a professional to sell your home.

Here are some questions you should ask yourself before deciding to sell on your own or with discounted help:

 1 Do I know the value of my home in today’s market?

 2 Am I ready to work with a buyer’s agent?

 3 Will I take charge of sales and marketing responsibilities?

 4 Can I bear criticism of my home?

 5 Am I willing to screen potential buyers?
